What is a commission advance?
It’s a way to get paid part of your commission before closing. If you have a home under contract, we advance you a portion of the commission you’re expecting. When the home closes, we’re repaid from that commission.
Who can apply?
Real estate agents and brokers in South Carolina with a current, valid real estate license and a ratified contract on a home, meaning the buyer and seller have both signed it. We’re starting in South Carolina and plan to expand to more states.
How much can I get?
You can receive from $3,000 to $50,000 after fees. The amount we approve depends on your commission and the details of the deal.
If your commission is large enough to get you more than $50,000, we only advance as much of it as we need to get you $50,000. You don’t pay a fee on the rest of your commission.
What does it cost?
We base your advance on your portion of the commission after your brokerage split. Our fee is a flat percentage of the amount we advance, charged once:
- 15% if due diligence has expired
- 25% if due diligence hasn’t expired yet
There’s also a one-time administrative fee of $299, or $499 for larger advances, and a $25 wire fee for each payment we send. All of these fees come out of your advance, so they’re already subtracted from the cash you receive.
To see your numbers, use the advance calculator. You’ll see the exact fee in writing before you accept the advance.
Do I get the whole advance at once?
If due diligence has expired, yes. We pay your advance in one payment when we fund.
If due diligence hasn’t expired yet, we pay it in two parts: the first when we fund and the second once due diligence expires. On the listing side, that’s 33% and then 67%. On the buyer side, it’s 20% and then 80%. The administrative fee, the fee on the first part and a $25 wire fee come out of the first payment. The fee on the second part and another $25 wire fee come out of the second payment.
How fast will I get the money?
We’ll contact you within 24 hours of your application. Once we have all of the required documents, we send your advance within 48 hours. If due diligence hasn’t expired yet, that’s your first payment.
What documents do I need?
To apply, upload your ratified purchase contract and your compensation agreement. Before we fund your advance, we’ll also need:
- The ratified contract with all amendments
- Proof of your engagement with your client, such as your signed representation agreement
- Your broker’s contact information
- The closing attorney or title company’s contact information
We’ll ask for anything that wasn’t included with your application.
Does my broker need to be involved?
Yes, your broker has to sign. At closing, your commission is paid to your brokerage, and your brokerage repays us from it.
Will you check my credit?
No. We don’t check your credit.
How do you get repaid?
At closing, the closing attorney pays your brokerage, and your brokerage pays us out of your commission. You don’t make monthly payments.
What if closing is delayed?
A fee of $25 per day applies for each day your closing is delayed.
What if the deal falls through?
The total balance is due within 30 days. If it isn’t paid within 30 days, penalties increase to $50 per day.
How do I apply?
Fill out the online application and upload your ratified purchase contract and compensation agreement. It takes a few minutes.
